Land leases, parking, proposed land use change on Cape Council agenda

Truck and vehicle parking, land use changes and a pair of leases for city-owned sites will be among the items Cape Coral City Council will consider Wednesday.

There are numerous ordinance introductions on the agenda, which all of which have public hearing dates scheduled for Dec. 4 should Council agree to move them forward

• Ordinance, 70-24, a land development code regarding parking – truck and vehicle parking and parking regulations for residential zoning districts. The would rectify the inconsistency between residential buildings and commercial or mixed-used zoning, officials said.

The proposed amendment, “is intended to provide greater protection to residential areas and property values by prohibiting trailer and commercial parking on all sites that are improved with single-family homes, duplex, and multi-family buildings.”

• Ordinance, 78-24, would amend the Future Land Use Map from Commercial Activity Center to Burnt Store Road District land use. This large-scale future land use map amendment comprises 1,141 acres in northwest Cape Coral by placing the future land use on properties along Burnt Store Road north of Van Buren Parkway.

The mixed-use classification permitted include retail, office, office/warehouse, light manufacturing, institutional, residential within mixed-use buildings, larger scale commercial retail, and government uses such as parks and public facilities.

• Ordinance 82-24 is to enter into a ground lease with Lee County for 101 NW Douglas Parkway, 3.86 acres, to provide emergency medical services.

The lease is for a term of 50 years, with two additional 10-year renewal options. According to the ordinance, Lee County would construct the emergency services facility within four years from the lease’s effective date to benefit the general public.

• Ordinance 83-24 is in regards to the ground lease and purchase agreement between the city and the Cape Coral Animal Shelter. The shelter has requested additional land to expand its facilities.

The meeting will be held at 4:30 p.m. Wednesday, Nov. 20, in City Council chambers, 1015 Cultural Park Blvd. The meeting is open to the public.
